The realistic view
A 229-room hotel opened in April 2024 on the Zeytinburnu waterfront, just outside the historic peninsula, with Marmara Sea views, a walkable Marmaray station and a 10-15 minute drive to Sultanahmet. Good value for business and family stays, but you are outside the tourist core.

The stay
The buffet breakfast is extensive, with a fresh orange juice machine and plenty of local dishes. Some rates exclude breakfast, so check at booking. KÜN restaurant serves modern Turkish cuisine; there is also a Leccino Bar and a rooftop sky bar, where some room categories include one complimentary drink.
Rooms range from a 27 m² city-view standard with a king or two XL twin beds, 55-inch TV and glass shower up to 234 m² suites. Sea views vary by floor; for the 30 m² partial sea view category ask for a high floor. Large suites with a kitchen and an in-room fitness area suit extended stays. The 56-57 m² suites have a separate living room and two toilets.
The building is set back from the main road in a relatively calm spot, and guests rate the soundproofing well. Concert nights at nearby Fişekhane can bring more activity to the area.
Pets are accepted for a fee. The airport shuttle runs 24 hours but is charged. Breakfast is extra on some rates.

Istanbul · Zeytinburnu · ★★★
ibis Istanbul Zeytinburnu was Türkiye's first ibis, opened in 2007 beside the Novotel on the Kazlıçeşme waterfront: 228 rooms over 7 floors, many with Marmara sea views, free parking and the Zeytinburnu metro-tram interchange about 1 km away, putting Sultanahmet 30 minutes off by tram; the building shows its age, while breakfast and staff draw consistent praise.
Istanbul · Zeytinburnu · ★★★★
A 208-room four-star opened in 2007 as Novotel Istanbul and later renovated, facing the Marmara Sea on Kennedy Avenue. Free parking, a seasonal outdoor pool, 9-13 meeting rooms and a free shuttle to Taksim and Sultanahmet make it practical for fair and meeting attendees; coastal road traffic and pool closures on event days are the main drawbacks.
Istanbul · Zeytinburnu · ★★★★
A 162-room, four-storey LEED Platinum Hampton opened in September 2016, a 5-7 minute walk from Kazlıçeşme Marmaray station, with breakfast, Wi-Fi and covered parking included in the rate. No pool or spa, rooms are around 22 m², and the Old City is a train ride away rather than a walk.
