The realistic view
Ibis Istanbul Zeytinburnu was Türkiye's first ibis, opened in 2007 beside the Novotel on the Kazlıçeşme waterfront: 228 rooms over 7 floors, many with Marmara sea views, free parking and the Zeytinburnu metro-tram interchange about 1 km away, putting Sultanahmet 30 minutes off by tram; the building shows its age, while breakfast and staff draw consistent praise.

Rail transit · 660 m
Istanbul Airport (IST) is about 45-50 km / 45-60 minutes; Sabiha Gökçen 50 km / 50-70 minutes. Havaist and city-bus links run from Zeytinburnu.
On Kennedy Avenue, the coastal road, 50 m from the Sea of Marmara; Zeytinburnu metro (M1) and tram (T1) stops are about 1 km, Kazlıçeşme Marmaray 1.5-2 km and the Zeyport ferry pier 500 m. Sultanahmet is 7 km (30 minutes by tram), Ataköy Marina 3 km and CNR Expo close by. Reviews warn about overcharging at the taxi rank behind the hotel; use a ride-hailing app.
The stay
Buffet breakfast is about EUR 12 and the most praised feature in reviews; served 06:30-10:00 on weekdays and until 11:00 at weekends. The ibis Kitchen restaurant and lobby bar sometimes host live music; snacks are available 24 hours.
228 rooms (2 accessible, 124 non-smoking, 18 with sofa beds), all 17 m², sold as standard, sea-view and superior. Sea-view rooms also face the coastal road, so higher floors are better for both view and quiet. Rooms are dated but clean; some have bathtubs.
Kennedy Avenue is busy around the clock and lower floors hear the traffic; request a high floor.
Breakfast is extra; pets on request (ask about the fee); prepaid online rates are non-refundable; a pre-authorisation may be taken at check-in.

Alternatives
Istanbul · Zeytinburnu · ★★★★
A 208-room four-star opened in 2007 as Novotel Istanbul and later renovated, facing the Marmara Sea on Kennedy Avenue. Free parking, a seasonal outdoor pool, 9-13 meeting rooms and a free shuttle to Taksim and Sultanahmet make it practical for fair and meeting attendees; coastal road traffic and pool closures on event days are the main drawbacks.
Istanbul · Zeytinburnu · ★★★★★
A 229-room hotel opened in April 2024 on the Zeytinburnu waterfront, just outside the historic peninsula, with Marmara Sea views, a walkable Marmaray station and a 10-15 minute drive to Sultanahmet. Good value for business and family stays, but you are outside the tourist core.
Istanbul · Bakirkoy · ★★★★★
A 306-room, conference-oriented Hilton on Istanbul's Marmara coastal road in Bakırköy, opened in 2018, with 17 meeting rooms, indoor and seasonal outdoor pools, a spa and a two-level Executive Lounge. Sea-view rooms are the main draw; the old city is about 10 km away and the nearest Marmaray station is a 1 km walk.
